People move for all kinds of reasons—like the cost of housing, how affordable a place is, job openings, lifestyle choices or even the weather. If you’re thinking about moving, looking at where most people are going in the U.S. can help you understand the latest trends in how people are living, working and spending their time. So whether you’re planning to relocate or just want to know what’s going on, it’s a good question to ask: “Where are people moving in 2025?”
Top States for New Residents
According to data from moving companies and the U.S. Census Bureau, the Sun Belt is still the most popular area for people moving from one state to another. The warm weather does have something to do with that. When asked where they’d love to live, many people pick sunny spots like Florida, California or Hawaii. But when it comes to the real reasons behind their move, weather isn’t at the top—it’s actually the sixth most important reason. People usually care more about things like:
- Cost of Living
- Feeling Safe
- Being Near Nature
- Having More Space
- Family
This trend lines up with what we’ve been seeing—more people are leaving big cities and heading to the suburbs or countryside to avoid high living costs. In many cases, they’re not even chasing better jobs—they just want a better lifestyle that doesn’t depend on making more money. That’s one big reason so many moved to smaller towns during the pandemic. With remote work and more flexible hours, people got the chance to leave the hectic city life behind and enjoy a quieter, more relaxed life in rural areas.
Right now, more than a third of Americans say they’re thinking about moving this year. Starting fresh has always been a big part of the American Dream, so it makes sense that a lot of people are considering it. But if we look at past patterns, only around 8 to 10 percent actually end up moving. Those who do will likely pick one of the most popular places where others are also relocating.
Texas
Thanks to low taxes, affordable homes and lots of open land, Texas has become a popular choice for families, retirees and young professionals starting their careers. In recent years, industries like finance, healthcare and tech have grown fast—especially in cities like Austin, Dallas, and Houston—getting close to big cities like San Francisco and New York. Nearby smaller towns like Frisco and The Woodlands are also growing, mostly because remote workers and retirees are choosing calmer, more peaceful places to live.
North Carolina
Nearly all of North Carolina’s population growth in the last four years—around 95%—has come from people moving there instead of being born in the state. In 2024 alone, over 82,000 people chose to make North Carolina their new home, placing it just behind Texas. More than half of them (52%) moved for jobs or to be closer to family and about 20% came to enjoy their retirement.
What attracts most people to North Carolina is its affordable housing and strong economy. Charlotte, the biggest city in the state, is actually the second-largest banking hub in the U.S., just after New York City. Then there’s the Research Triangle—Raleigh, Durham and Chapel Hill—which is known for its focus on education, healthcare, tech, life sciences and pharmaceutical research.
While the bigger cities have seen the most growth, smaller towns near the Blue Ridge Mountains—like Greensboro and Winston-Salem—have also grown a lot. These towns give people easy access to nature and are important to North Carolina’s healthcare, education, tech and manufacturing industries. That’s a big reason why many people from nearby states are choosing to move there.
South Carolina
With its scenic views, budget-friendly housing and growing job opportunities, South Carolina has become a popular spot for people moving within the U.S. Cities like Charleston and Greenville have seen steady economic growth, bringing in professionals from fields like healthcare, manufacturing, aerospace and tech.
Greenville, sitting at the base of the Blue Ridge Mountains, is a good choice for people looking for job options without the busy feel of a big city. On the other hand, Charleston is known for its historic charm, delicious food and fun outdoor activities like sailing and fishing—all made better by the mild weather that lets you enjoy these things all year long.
Myrtle Beach has become a popular spot, especially for older adults. With its pleasant weather, golf courses, low cost of living, lots of entertainment and good healthcare, it’s a great place for seniors who want a fun and active retirement.
Florida
Just like Texas, Florida doesn’t have a state income tax. Even though home prices are a bit higher than average, the overall cost of living is still lower than in places like California. Combined with the sunny weather, this makes Florida a popular spot for retirees looking for a comfortable life. But it’s not just seniors moving in—Florida is also attracting younger, well-paid professionals working in industries like defense, aerospace, energy and tech.
While Miami has grown the most, cities like Tampa, Orlando and Jacksonville have also seen a lot of new people move in. Florida is still bouncing back from several natural disasters that hit in the second half of 2024 which might be why fewer people moved there last year than the year before. Even so, the state still has a positive outlook.
Tennessee
Tennessee has become a popular place for people moving, mainly because of its strong economy, beautiful landscapes and low costs for housing, food and utilities. Nashville has seen the biggest increase in new residents—not just for its lively vibe and famous music scene but also for its good job market and lower cost of living compared to many other cities.
Thousands of skilled workers have also moved to Knoxville and Chattanooga, two of the fastest-growing cities in Tennessee for tech and manufacturing jobs. The nearby Smoky Mountains and Cumberland Mountains make these areas even more attractive. These mountain ranges stretch across Eastern and Southern Tennessee, just outside the cities and offer plenty of outdoor activities like hiking, kayaking, and rock climbing.
